New brick paver terracePergolaNew tool/garden shedRemoved old landscaping and added all new bushes/plantsRefaced front and back entrance steps with slate tilesObviously, I left the electrical upgrade and heavy plumbing to the pros, but I did as much of the rest as I could myself (all the demo, I learned how to install toilets and sinks!

Stove, Refrigerator, Mini-Blinds, Toilet, Bathtub and etc. including entrances to all apartments.Now - I am a property manager, and have done inspections.

Looked at the pics.I would power wash the sidewalk next to your building as well as the entrance and patio.They are real dirty and you can see algae growing on them.You can rent concrete pressure washer with a high PSI at Lowe's or Home Depot for cheap.Make sure you spend a little higher amount to get the high psi sprayer.Do Not use it on the house but concrete only as damage can occur.The houses use a lower psi sprayer than the concrete ones.I would say you are looking at identity disorder with this property.I get your story about it but what else is around it??

The last CAREI meeting I attended quite a few years back was $20 for non members to attend and to get to the entrance, both sides of the hallway were lined with tables of those trying to sell their books, tapes or boot camps.

Next to my property is a 24 acre parcel with B4 zoning that a developer wants to buy, his problem is it sits on the corner of 2 State hi ways, and the DOT wont let any developer have an entrance, its just to close to the traffic light, and a long time ago DOT bought easements, and other stuff.This is where my problem starts, and where I need some advice.Sellers want to sell the 24 acres, but anyone that buys it will need my land for access.all the developers that want the corner want to give me 100K an acre for it, but dont want to give me anything for the building becuase they say there going to level it.A commercial broker listed their 24 acres, but had them reduce their asking price by 500k telling them I was going to be hard to deal with because I wouldnt take 300k for my 3 acres with my building.My property brings in 40k clear a year, but could be up to 60k if they develop next to me with something nice, plus I have room for another strip if I wanted and saw needI own it free and clear, so I dont need to sell, but I cant see taking 300K.

If it's already zoned for the intended use then there is not much you can do as it was approved a long time ago.This happened to a subdivision here.The front was approved with the site plan a long time ago the developer just didn't build it.When the subdivision only sold out to 50% another investor bought the front entrance piece to put a strip center in.The city told the HOA there was nothing they could because the plan was already approved years ago the developer just waited to build on the land.So the key part to this is the new buyer are they building off of existing approved plans or does the parcel have mixed use and the investor is trying to maximize their return by building apartments??
