Are you sure the landlord collected May rent or maybe used one months free rent as an enticement to rent the property?

I have a number of friends that believed in similar "highly safe" promotions by deal sponsors and are now deeply regretting the investment.

A lousy deal and you may have to offer a very low rate just to entice a buyer to bite at all. 

We sold our business and moved to Georgia following my husband’s job promotion.

In fact there is absolutely nothing wrong with the above described technique as long as it's fully disclosed and UNDERSTOOD by all parties.John is "disgraced" because he got involved as front man with a Salt Lake City real estate marketing firm that promoted John all over late Nate TV back around 1998 - 2003.  

In some cases it may cost a vendor half as much to work with Roofstock as opposed to other promotional companies.

I just finished Brandon Turner's book on rental properties, and plan to continue to read more.I understand that Norada is a promoter, and prefer that given that they are agnostic in how they recommend properties.

The RV sites do very well on Hipcamp but it does take a bit of effort to promote it and get attention brought to them.  

Additionally, try collaborating with local businesses like spas, wellness practitioners, yoga, wineries/taprooms, etc... and try some messaging with them around wanting to promote them in your blog and on your property.

Only invest in good neighborhoods or RUN AWAY. the prices might be enticing, but it won't be worth it in the end.
