It would be surprising the think the intent of the code was for this to only apply to two-family dwellings.  

Our local statute specifically says: "the tenant shall not be considered to be absent from the dwelling unit without notice to the landlord during any period for which the landlord has received payment of rent."

Currently we're working on about 1000 dwelling units all together at different stages of entitlement.We also are buy/hold investors here in PHX metro. 

They haven't been a maintenance issue other than the glass shades once getting broken which I was able to replace with used shades from a used construction material store like Habitat for Humanity.

We are all human and your good naturedness allowed you to open your heart and home to a tenant that ended up being not so nice, but hey, lesson learned and on we go :), cheers!

Also, standard home products give 30 days for the dwelling to beoccupied :) Mycolleague is a great agent and he's in Utah!

There are no surprises here...inflation is a human made thing. 

This business will test you in every human way possible. 

It usually bottoms out around January each year.Months of supply for all dwelling types in the GNO area is at 5.7 which is the highest it has been since about 2014.

Just work on the solution, don't dwell on the problem.
