You're right that it's getting tougher to find solid cash-flowing properties ($600 or more) in Grand Rapids, but the appreciation potential of a single-family home or duplex in Grand Rapids would be much better than that of a mobile home.

Mainly I’m trying to avoid “aged poorly design” glassblock walls, small bedrooms, older windows (wood/aluminum, single pane), aluminum patio covers, and to a lesser extent landscaping.

So I'll tell you what I would doI would likely use part of that money ($100k) to pay off one of my duplexes that is at a very high rate and refinance.

Find a single family, or even better a duplex that you can live in and fix up.  

I just sold one of the Class C - I saw the writing on the wall. 

My partner and I have been investing in OH for about 5 years now, we are cashflow investors and have over 20 doors consisting of SFH and duplexes in OH.

All in 115kish with 1500- 1700 rent, All in duplex 135kihs, rents 2k .
