We’re building out the building to be nearly net zero, geothermal and solar; it costs about $100K but there are rebates and tax incentives and rebates.

I am also a fairly new investor so looking into forming the LLC in Wyoming, Nevada or Delaware.

Solar led motion activated lights are cheap & effective, get the really big/bright ones (based on max lumens) around $60-100 ballpark.
