There is well developed  case law that points to a guarantor having to receive a benefit in order for the lender to hold them accountable in the event of a default etc.

Focusing on homes that area ideally under 1500 sq ft. 

The macroeconomics are on fire here - population growth, job growth, and companies moving and developing here.

They should also have proposed or preliminary site plans approved for the remainder of the development.

RM-4.5 zoning would allow for a higher unit count and could provide more flexibility for future development, regardless of ADU policy changes.One potential benefit of rezoning before any citywide expansion is that it might allow you to lock in additional density rights ahead of any potential restrictions or revisions the city could impose when expanding the program.

There is something to be said for knowing your ideal avatar, but you are taking on a lot more red tape and a lot less learning possibility.When you are a non-local investing out of your area, you are a mark for every deal out there.
