Meaning you need to wait 12 months from date of purchase to use the newly appraised value and base off the LTV.In comparison, DSCR loans typically have shorter seasoning, often being 6, 3, some even 0 months seasoning.

Apparently they handle all property repairs and maintenance independently and have maintained a perfect payment history, even throughout the pandemic.Lease Option Agreement:Effective Date: November 1, 2022Terms:Purchase Price: $165,000Non-Refundable Down Payment: $10,000Lease Term: 3 years (ends October 31, 2025)Final Payment: $158,000 balance due upon term completionMonthly Payment: $1,150 (no rent credits)I didn't see this to be a deal because if in a the best case scenario my $25000 would walk away with 2400 which is about a 9% ROI.

Sure the site is a little out-dated in appearance but it is so user-friendly and although it isn't my highest producing lead source, I do tend to get very strong leads from there and no spam so far.

I will drive the neighborhoods I like at least once a week and jot down addresses of houses I believe would make a good value add and write a letter to the owners. 4 - I will speak open and honestly to my group of fellow like minded investors to pass on anything I have learned and help those who need a hand getting started.5 - I will achieve my first partner or group partner deal
