That the operator name you as an additional insured and that their Insurance company agrees to give you 30 day notice of cancelation or non-renewal2. the Operators Insurance company agrees that their policy is "Primary & Non-Contributory" and that they waive Subrogation against you.The Agent can also help with what you should be requiring of the operator for Limits of Liability and coverage (Liability, Professional Liability, Workers Comp, employment practices, Cyber Liability, Auto, etc...)Bring those suggestions to the Attorney drafting your Lease agreement with the operator and have them incorporate them or versions the attorney suggests into the contract.

If you do not, look into Hired & Non-Owned coverage as part of your BOP or PackageOther coverage that may be applicable are Cyber Liability, Employment Practices Liability, Professional Liability, etc. depending o your situation.

Provide tenants a key and incentive to keep the lids locked (such as a fine for not doing so, since you have the area under surveillance).A second option, if you have remote access to the camera, and you or someone else that is willing, live within a short drive, is to call the police when they first arrive and have them meet you there for a trespassing violation.
