These were financial mistakes we made when we were younger, and unfortunately, they snowballed over time.We currently rent but own a rental property out of state that cash flows $600/month and has about $190,000 in equity.

Currently I am taking my real estate courses to achieve my license so I would be able to invest and learn more about real estate.

We currently still have the AK condo rented out and have bought a house in Phoenix that we are currently are fixing up. 

I currently own 17 "doors" (15 properties).

I am based in Houston and currently embarking on my journey into the world of real estate wholesaling.

I currently work with investors in a few markets in TX and outside of TX on creating a turn-key portfolio and helping them manage on the back end. 

Is there something in the way of doing this currently?  

Prior to our first son being born, we purchased a second 3 unit building and currently house hacking that for the past 2 years. 6 units in total with us living in 1 of the units today.

When including maintenance/cap ex, vacancy, pm, misc he will have little, and possibly negative, cash flow.if he invested almost $250k to add less than $150k of value (assume some of the current value came from the home appreciation), there is no cash flow until the initial negative equity position is recovered.
