My coin on this, Jim. 

Prudent leverage is way down on the list of concerns for many investors.On the flip side of the coin, I've heard a good quote about owning properties free and clear. 

Same thing with crypto or any investment that runs up.

Why not raise some coin and build 50 and get your house for free?

I have multiple mortgages, banking accounts, credit cards, brokerage accounts, crypto currency accounts, crowd funding accounts, employee 401k, self directed ira, employee stock plan administrator, shares in a small-town bank, I feel like I could go forever.

Also factor in on-site coin  laundry bringing in another $150 a month and garages bringing in $150 a month. 

so that's the flip side of the coin in my view working both sides of it for 44 years..

I hear:"Alex, you're so poor that the debt services on your cheap, embarrassing houses can be afforded with couch coins and no additional underwriting is needed"#semantics ;)

On the flip side of the coin, if you plan on holding this property for 15, 25, 30 years and its a solid core asset, that $166K becomes less and less important. 

I have a 12 unit building in a small town filled with great tenants who are older and never entered the 21 st century, They deposit rent checks in a lock box in the laundry room and once a month my wife empties the box and drains a huge pile of quarters out of the coin laundry machines.
