The before and after pics are quite the contrast. 

When I look at comps, I check the ones that are currently for sale and recently sold, and try to compare and contrast all of the technical aspects of the property (the ones listed in that article) as well as the fluffier stuff like aesthetics. 

Part of what you have not taken into account is the timing of receipt of your profits.By selling with seller financing, you delay receipt of a portion of your profits which the seller may desire if he/she would rather have an income stream such as in retirement.A flipper, by contrast wants to most money (cash) from the sale as possible to then move on to the next project.Question?  

Maybe paint the front doors a contrasting color?

By contrast- I could never imagine renting to someone who would otherwise move but for the $25 gift card I give them.It is not a part of my business model.
