.)- I am purchasing the property for $48,000- The property needs a new water heater, AC compressor, roof (in the near future), and work to the kitchen, bathroom, and deck- The property is located on a main street / a Marta bus route- FHA buyers would not be able to make offers until the middle of June- The property is already fairly rent-ready- The property is on a long lot that connects to the anterior street, which could be subdivided into two reasonably sized lots if I go through the process of rezoning it (jumping through beuracratic hoops and contending with the local community)- I have already negotiated down some of the contracting costs- I am paying cash - Taxes and insurance favor buying and holding- Flipping is a faster process, which would allow me to try both strategies (next property) soonerAgain, I realize in many ways in comes down to my own circumstances, but if you would humor me I'd be interested in hearing what others here, particularly those familiar with this local market and area, would do.

There's also an impervious cover requirement -- a certain percentage of the lot has to remain uncovered by structure or asphalt so that there's less runoff to contend with; I think it's a 60/40 split but I can't recall which number is impervious and which is for the permeable. the living space itself was capped at 850 SF last time I looked and was usually done in an apartment over a detached garage.

They are not stick built or site built which is what I am fairly certain you would trying to convey.Since we did not, and do not, use lease with option to purchase as a finance vehicle, that is not a part of the problems we had.What I would contend and was trying to inform people about is that while there are very real differences between chattel financing and real estate financing, there are now many issues that are the same.

I still contend that you are going to pay back any loan with after tax dollars, whether it be 401K or a bank loan.

I highly doubt that AirBnB will ever be regulated ENTIRELY out of business, but I do imagine landlords will have more restrictions to contend with in the future.However: owning in Tempe, you would have a fantastic safety net.
