i keep seeing:1. buy out of state rental in a solid neighborhood with long-term potential (just as you are recommending) but then...2. have one rough tenant turn that costs a couple grand, and3. give up on real estate investing, and turn on everyone involved in the transaction for not guaranteeing that sweet cash flow in month 1 lol, yea there is a decent chunk of investors who get really butthurt by that one bad unit turn and just give up.

As a wholesaler, a seller approached me with a 48 unit apartment complex, 7 duplexes and a 2500 sqft Single family that he wants to sell (all of which occupy the same block.) 

We had an investment group willing to come in and zero-lot line a dilapidated apartment complex in Corvallis and give the tenants the opportunity to buy to help solve our affordability crisis here, but nonetheless, the city forced their hand by needing a half-street development after changing zoning that killed the deal.

There are a handful of gulf front complexes that still cash flow positively but you need to be very careful as to which complex you choose as not all complexes and especially HOA's are created or managed equally.

Good luck brother no, its because im in a beach market that has prime season and offseason. i have higher occupancy than anyone in 1 complex and at 95% in the other. glad you believe in yourself, you definitely have confidence in your views

The inventory in this area is very tight and there is never much between duplexes and massive multifamily complexes.
