However, if you end up in front of a judge, the judge will not compensate you for your time and you may even get in trouble if it looks like you are trying to take advantage of the tenant. 

If they hear the word investment or rental, they will be pushing for things to be an investment loan to compensate.

In some instances lenders may allow exceptions a bit above that with compensating factors. 

They should not expect to get future compensation.  

it sucks not to be well compensated for the effort and risk.  

That’s the sort of tenant that gets a ridiculously high rent increase, so that you are properly compensated for the trouble you are put through in dealing with that tenant. 

If landlord is willing to go out of their way to help tenant by  accommodating bi monthly payments, landlord should be compensated for it. this comes in the form of money.

If you walk streets and drive 8 hours a day to net average of 1 deal per quarter @$10K assignment fee, then you are essentially working for free or for very very low compensation.

My tenants want compensation, just wondering if any could shed some light on this issue?

Things like:- having them name you as an additional insured- having their policy be Primary and Non-contributory- Requiring that their policy provide 30 day notice of cancellation- Having their policy waive subrogationThe Tenant should have General Liability, Professioanal Liability, Workers Compensation, Business Auto, and possibly Accident/medical coverage.
