It's up to the appraiser how much consideration to give to the Income Approach to value versus the Sales Comparison Approach commonly used for single family homes.

Based off comparisons in the neighborhood, the house should be worth anywhere between $175,000 and $215,000.

CAP Rates can be a beautiful thing, they allow an investor to get a quick comparison of properties without digging too deep into the deal.When using CAP rates on MHPs I want to give a few warnings because there are additional variables to consider.
