Hey Everyone,Is there anyone in the DC/Maryland/Virginia area who has significant experience with wholesaling (i.e. 15+ deals) and wouldn't mind sparing an hour of their time with others trying to learn?

Too many big companies like Redfin, Realtor.com, Zillow, control the marketplace of advertising because they quite frankly have much, much, much, much larger budgets than the rest of us.That said, I would spend the money sparingly and try to get the most bang for my buck. 

I am planning to rent out a spare room or two in my house and wanted to see if there were any specific clauses that I might need to include in a lease. 

. - doesn't jiveshe arrived to see the property in an Uber, a small compact car with her 3 big kids she owns a 2012 Toyota, that's ither furniture didn't look very nice, cheap, and hardly any, she has boxes of junk though.she let me know she was going to do the landscape (pick weeds), - how many people making that much money are out there picking weeds, btw, weeds still there.

For the most part, Airbnb guests who stay in a spare bedroom are polite and keep to themselves, or they will sit down and talk with you.

I currently own a single family home and I am renting out the two spare bedrooms I have.

If turns out to be a rental (which is my expectation) then I will bank the cashflow and work towards the BRRRR strategy to add another property in the near future.What I’ve been doing lately to make dreams realty:-Listened to one or two BP Podcasts a day-Spent tons of spare time on Zillow browsing properties-Identified a single family property that has real potential to be my first deal-Gotten an insurance quote and dug up tax records on the property-Talked to a couple area realtors and chosen one whose background and experience best fits my goals-Toured the property-Crunched tons of numbers based on different scenarios-Arranged a second showing for tomorrow, with a local contractor who will be joining me for the showing to provide a quote on the work that would be needed.I am super excited for tomorrow!

We truly have spared no expense.- At this point I don't know what more we can do to address the perceived mold issue because we've complied with every recommendation from a licensed abatement company and testing agency.

I know that no matter what our first deal looks like, there will be some kind of rehab involved and I want to learn-by-doing as much as I can.I don't have an abundance of time, as I work full-time as a Product Manager in Technology for Disney...but I have some evenings to spare and most weekends with enough notice.
