Do they require payment on site or do they give you a certain number of days to close the transaction?

Everytime you get close to depreciation running out (or want more) you 1031, expand your holdings, and your tax write off.

I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.  

The advantage with the bank was minimal closing costs, a good interest rate, and a draw system so I could get funding as I completed each rental unit. 

He bought a home for himself in Lodi California but work in the Bay Area long story short he can’t deal with the commute anymore and decide to stay with a buddy close to work.

This would be an easy decision however I do not think you can come close even with you being active in the process.  

Just not seeing any rents close to the property for 3/4 bedroom properties that would cash flow for a mortgage that size.

Turnkey or close to turnkey would be nice, but willing to consider a fixer upper for the right opportunity.
