CA enacted the Accessory Dwelling Unit law that says any SFR can have a 1200sq/ft building as an ADU, and I called the Assesors office and he said I could most likely get one of the buildings coded as an ADU BUT that may require ripping out the 2nd kitchen in the 'main house', which is a deal breaker.

Since this is our first, I don't have the experience to rely on to tell me whether this is a deal breaker.

You can leave the gas in place but if it were me I would add the wire while you have the box opened up just don't put the breaker in.

This is usually the budget buster.For electric, I'd expect a two - three new circuits.  

Offer them a 5-10% profit sharing as tie breaker.

A good ice breaker is asking people what they do during the day and how long they have been doing real estate.

In some places you'll want to plug the saw into a 15-amp circuit, and if anything else is drawing power or the saw pulls just a little more than the circuit breaker allows, you'll be tripping the breaker.

This tenant is by far the best tenant I have had as he pays rents 100% of the time on or before the 1st, he's never had any real issues besides learning how to use the breaker box, responds to my texts immediately etc.  

Tenants who are rule breakers are trouble.
