The San Diego city council recently passed regulations banning STRs (except in certain owner occupied situations) including in an area that is all rentals (Mission Beach) .  

Straw bans (as a proxy for that kind of thing) will probably be getting exported from Seattle to the rest of the state before too long.

I have to say, its refreshing to be able to ask questions like this and not get shouted down or banned on the assumption that I want to do anything illegal or unethical.

Per a rider on the 2009 Omnibus Appropriations Act there’s a blanket ban on banks becoming a real estate brokerage.

New Zealand, where I am from, is sadly off the table now as the govt just banned overseas ownership of existing dwellings.

Since the housing crash there are new laws concerning who can order appraisals, etc. so that there's some separation between brokers, lenders and appraisers, and you need to get familiar with those laws, in many states Brokers/agents are banned from ordreing appraisals.
