Think of all the horror stories about tenants maxing out the heat with their windows open during the winter, deliberately running water bills up, etc. 

It could very well be its all lost but seems like a big jump to conclusions by investors that basically did very high interest rate investing and expected  CD like performance..

I was quoting pool prices for my clients several years ago at approximately $40K (basic package 12'X24' including screen enclosure and paver deck) and then they doubled and more after COVID.

Is there any way to basically “lock in” the target building, or is there always going to be a risk that you won’t be able to find the right building within the 1031 timeframe?

There are often weekends or holidays that finding even a basic motel for the night in some areas is nearly impossible (especially if you have pets!) 

Also control the thermostats so the tenants don't jack up the heat in the winter giving you a massive bill.

Security is too basic and important an issue for the technology to fail.

It is naturally insulated and it captures passive heat with strategically placed windows.
