I 100% endorse adding in the escrows for taxes and insurance to set the buyer/borrower up for success. 

This is not very common after the first month or so as the tenant buyer gets settled in.

The obvious attraction is the beach.

Then you'll need to find land, acquire it, find a spec home buyer and set up meetings to design plans or buy a set online with mods.

No sure about that as buyers want to see the finished product and showing them before pictures will often not be well received.That's funny, my wife said the exact same thing about showing them the before pictures. 

In the end, buyers would overpay for the actual property based on earnings.

Also perhaps the homes built in the last 10 years have sprinkler systems and even drip systems near the foundation to keep the soil moist.Look for signs when you are viewing homes....especially in the hot areas.When we evaluate homes, especially with buyers we're looking at the BIG 5 as best we can. 

It is a bit more saturated with buyers and overall sale price of homes are higher.
