A few simple things that can be done to prove this providing proof of funds for the down payment, securing a loan with a local lender, and being able to articulate market area knowledge.

The post closing 'change your mind' scenario is exactly why this seller is stating they'd place a 2 year deed restriction in place, and the fact that they understand and articulated that as an option tells me they're likely savvy enough to take this to court over.
