There are some businesses deemed "sin business" that are disqualified from Opportunity Zones they are; any private or commercial golf course, country club, massage parlor, hot tub facility, suntan facility, racetrack or facility used for gambling, and any store the principal business of which is the sale of alcoholic beverages for consumption off the premises.

and here's to your father and Grandfather.. needle ball and alcohol    say that one to your grand dad I bet he gets a kick out of that. 

@BrannDon Albert I would tend to stay away from alcohol without getting to know them first.

However, some tenants are seriously damaged by drugs or alcohol and really feel that you have done them wrong when you don't refund the deposit after they have made a small effort to clean or repair.  

I can't say exactly why or when (that is proprietary information and not ready for public consumption yet).. but remember you heard it here first.;~)

When you have a deadbeat, your property is often already damaged due to the filthy way they live and the drugs and alcohol they abuse and the poor choices they make.

You could add a clause called excess energy consumption charge and bill them XX dollars for every time they are found wasting energy (ie propping doors open) but leave it open ended so you get to be the judge.

When they smell of alcohol on their breath early in the day ...

I ended up with 2 alcoholics, a drug addict and one guy who just disappeared and we suspect he might have been undocumented.
