The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022. 

There is no consideration for risks, areas, quality of the house, renovation, or management.  

From the sentiment of your post it seems like you're viewing the buyers as strictly investors when they may lean more towards traditional homeowners looking for a quality of life improvement or an improvement on their current financial situation today.Let's say the buyer pays 465k and has a 5% interest rate.

Not the case.Just like everything else, there are always different quality of Section 8 tenants.  

Crime and drugs still an issue, but getting quality tenants has not been a challenge... so far so good.

He scaled with quality, going full-on luxury top-shelf.

.- Everyone's situation and goals are different but I would assume there are a few quality markets within an hour of where you are located in Florida that would check a lot of your boxes. 

So many hidden fee's and the quality of the construction is terrible, you'll be lucky to see a ROI.

You can go to Redfin or Zillow and see the level of finish houses with short DOM have in the area, can you at least match that quality?
