I would suggest finding a borrower that doesn’t need a co-signer.

Perhaps not only for their labor or skills but also as a co-investor and manager...

She agreed and said that it would stretch her a bit to also add lawn service to her bill, also she stated she was speaking with a co worker who could either bring their riding mower over and she would work out a deal with them.

Is it an aggregate from all the people on the agreement, or do you get one party (possibly with a co-signer) that has 3 times the rent as income?

I suspect the above notice was never provided, meaning the tenant may sue you and the well known company as a co-defendant for the return of the deposit, or you may have a third party complaint against the well known company, if the well known company is not named as a defendant in the initial lawsuit.
