Hey Justin,I think mentors or educators may not go into the details of contracts as the terms, conditions, and legalities would change drastically depending on the location of the listener/viewer.

If you can stay patient, save up, be conservative, and hang on, you'll get way ahead.I have spent the last 2 months lurking, reading every book I can get my hands on, watching YT and learning to separate the gurus from the ones who actually know what they're doing and have their viewers' best interest in mind.

The only part of what you said that I want viewers to be careful of is the huge discount in price (you sound like you run an efficient business, this is more for the first time buyers)An all cash offer is going to discount the price for you but I want buyers to be VERY CAREFUL using this strategy.

You need to have a strategy to "tell the viewer" what you want them to do.

We don't advertise our "open houses" as such - we tell prospective viewers that the property is available for viewing between X and X on these days, that someone will be at the property able to show them around and answer any questions.
