It's a math game, using the properties to secure more properties unlocks expanded equitable gains but also creates more security of performance via volume scaling for items such as maintenance and vacancy rate because now if/when there is any of those costs is averaged out among 50+ properties vs 5, making for a much MUCH smaller % hit, there in best retaining cash-flow security.
