After reviewing the new Tiers for SD it seems to be that there is an opportunity unlocked for owners/investors targeting Tier 2 licenses. 1.

Last week he turned in the key because he just leaves the door unlocked as he comes and goes.Is that grounds enough to just lock him out or do I have to proceed with court?

I was always looking for fixers in bad parts of town, and often there was a window or door left unlocked so you could just 'let yourself in'.

The only way someone is getting into one of my property when a guest is there is by forced entry or if the guest leaves the door unlocked.

The landlord property code you are referencing seems to be more targeted to the ability to lock the door from the inside without the ability to unlock from outside.

It's a math game, using the properties to secure more properties unlocks expanded equitable gains but also creates more security of performance via volume scaling for items such as maintenance and vacancy rate because now if/when there is any of those costs is averaged out among 50+ properties vs 5, making for a much MUCH smaller % hit, there in best retaining cash-flow security.

Have your STR tenants contact your cleaner to unlock the door.  

You can’t lock or unlock from your phone but def worth looking into.
