I might suggest getting your own appraisal where you select the appraiser that knows your situation and you can talk to and discuss their approach.

Talk to a competent CPA.BTW, the real value is not derived from saving a management fee.

If I had a good tenant and they continue to be a good tenant, I don't care where they legally get their money from.I agree that most S8 do not meet my criteria even without considering the source of the income.However, we have another policy that also works against S8.  

Has appreciated a ton over the past few years, and will continue to do so!
