Dexter has been one of the fastest growing markets in Southeast, MI and is a great little town.

Kannapolis has a totally revitalized town square, and a massive research park downtown that is establishing themselves as a medical research authority in the region with very low prices to accommodate investment.Waxhaw has some of the best (if not the best) public schools in the Southeast.

Generally the best cash flow markets are in the midwest these days, some in the southeast. 

Southeast PA is much more expensive than Delaware.

My properties are all smaller, local properties so I am all independent with only one credit tenant so far.As far as area, I have only invested in the Southeast U.S. so far.

Going turnkey, stick with SFR in the midwest or some places in the southeast IMHO.
