I don't think she wants to go through that process any more than we do, but I also fear that she might try to milk this for all it is worth unless there are clear consequences for doing so. 

You want a company that will manage, but not milk $ in fees and markups.

I can just skim the transcription and delete it if I see it's venting.  

Frankly in other states, such as Florida, when you don't pay the underlying mortgage its called "Equity Skimming" and you can be charged with a felony.
