The local economy seems to be centered around these types of businesses. 

I would say my end goals would be some financial independence and also some business knowledge through transactions.

If you have a business you can grow and get financially rewarded that is higher priority then leaving that.

That being said, it can be the most satisfying and cash-flow-positive business around. 

I purchase the land from a local jeweler who I tracked down at his business and asked he was interested in selling.

So yes, it's about knowing your business and being very specialized.

A formal business built on this seems overkill as you’re essentially paying someone for a service that already has standard model.If you and the parnter have distinct business tasks/abilities (i.e. not what you would hire an agent or contractor for), such as off-market lead generation, that’s a different discussion.

And real lenders don’t troll for business by texting.

Its not as easy but once you are up in running you are building a brand, equity in your business, and also constant flow of leads.
