I’m not sure how investors are managing their properties from a different state when it seems to be impossible to find a reliable good property management company in Cahokia, do you have any advice or suggestions on this?

I'd suggest taking a free course like that provided by Pete Reese at Land Conquest to get your feet wet and take some action. 

By no means am I suggesting the funds should not be held correctly but there are other areas a landlord should focus their attention if they are concerned about tenant related liability. 

Your 3% interest suggests so… if so, did you move out less than 3 years ago?

Lisbon is an obvious suggestion, but I have been here for hardly anytime at all so what do I know about it:)!

I'd suggest making sure to get a good GC/construction company for repairs.

I am a hard money lender and these suggestions are pretty spot on.
