Basically once someone bids, the auction extends for another 1-2 minutes... and it goes back and forth until there is a winning bid (everyone else quits bidding).

If I’m increasing rent or extending lease term, I send a lease addendum that rent is increased to $x per month starting x date and/or term extended through certain date, along with a letter stating see addendum for review and signature and that if tenant does not sign and return addendum to me by a certain date, then this letter is my notice to vacate by end of current lease term.

Yes there are hard money lender that will lend up to 75% ARV and will finance the entire deal to include closing costs.The term is typically limited to 6 months and you will have to extend if you can’t exit within this time line.

I’m guessing my year 4 is going to be pretty good, but it’s taken that long to get everything stabilized.And If I decide to pull equity out to buy more houses, it extends this issue.
