Thanks for the second eyes on this.As for raising the rent, the city has a Maximum Allowable rent (MAR) where they roll your rent back to 2015 then increase it ~3.5% each year until 2020 but i have to understand what the tenants base rent is and if he/she is even paying during corona.

We already have leases on all 3 units for next Jan-Mar so we;ll have to refund the $2500 deposit. 

Do you think that will spill over to NoVA?

I already know that I am down at least $16K in rent (the STR rent) for Mar 11 to April 16. 

They have pulled electrical and plumbing permits for the bathroom, but are saying that a building permit is not needed since the two spaces are already framed and existing.I tend to disagree, as based on my research the county (Loundoun Co in No VA) wants a building permit whenever a room is finished or drywall goes up.

On Mar 31, the FHA 30 fixed rate advertised was 3.12 and our rate is 3.12.

Numbers for March 2020 SFR median house price was $319,000, which is all time high since Jun'06, up 6.3% for Mar'19 to Mar'20.
