Does anyone here invest on SFH, townhouses, or condos in Tri-state or the North-East in general? 

There are a few up and coming neighborhoods near the Copley road/downtown area where a developer is building new inner city homes just north of the zoo.

I have sold many CA buyers our more expensive out of state deals though which run great, for example north side chicago 4 units 800k+ that cashflow with great tenants 700+ scores.

Now I plan to build a real estimate investment portfolio focusing on a buy and hold strategy (BRRRR) through multifamily properties surrounding the Snohomish County and Everett area (north of Seattle).

Sherman is about 30 minutes north of there and many of the biggest nationwide and local residential developers have bought land and working on master planned communities.   

I am considering a 1031 exchange to transition from a rental property with a 5% gross yield to investments in areas like Georgia or North Carolina, aiming for higher returns.
