It feels really unethical.Your comment: "I got a call from my attorney"I'm curious, since you have legal representation that you are presumably paying for, why are you asking people you don't know, who aren't there, haven't seen the paperwork, don't know the local laws or the situation, instead of asking your attorney?

In one case they used a notary at the local US consulate.

She's from CT, but lives in CR for most of the year, so I assume she'll know some local folks.

I reach out just to help as I'm a local agent/investor here in the area; and my focus is primarily on investment properties with my clients.

I used the local MLS and I am a REALTOR so I negotiated off my commission to get a better deal.

But if this is a one-off, it's probably better to pay a local co-host who already has the local connections.Talk to @J.

AND just because you have experience and a “good deal” doesn’t mean you will be successful trying to syndicate the deal.The first criteria is does the sponsor have the general knowledge and experience in real estate, and the specific knowledge and experience in the property type/location to give the project the best shot at success?
