If you're patient, the market will soften and you can flex your cash offer against multiple sellers desperate for a contract.

Screw it , there are plenty of deals out there and you do not need to be made desperate.

The “city” isn’t the ignorant/desperate seller you are usually looking for.....their agreement will likely require some substantial non refundable deposit and likely require you show the ability to buy.

I desperately want to avoid them getting in if they haven't already taken up residence and laid eggs.

Another example was a guy telling me about how the real estate company he works for is desperate to find new employees to manage properties. 

If you ran your numbers and if the seller maybe is desperate to sell (he might be, we don't know), he could take the offer or at least counter.

I have time to search for deals, I just need some guidance hence why I am immersing myself in all the information at biggerpockets and attending local events, as well.I am hungry for success, but I am not desperate for a deal in order to feed my family. 

The way to make real estate easy is to tell everyone how easy real estate is, and profiting from people's desperation.

The rest is fluff, people promoting themselves, people who are desperately locked in a fantasy that they're big time successful real estate investor, or people who are no good at conveying complex information, or just people who should have the simple sense not to write half the posts they do.Send me a message.
