@Barbara Goodman The ARV on this house is 190k and that is a conservative number.As far as grades go I do not think there is anyone that sets the grades it is more an opinion of an investor or real estate professional that is familiar with the area.

@Avery Goodman no offense to your attorney, but I might talk to someone else a bit more objective, make it clear you will not use their services only their advice and pay them for their time otherwise by the time you get 100 rentals you could be filing 50 different tax returns if each LLC owns only 2 SFRs.

In another preforeclosure thread, a good man mentioned that before making an offer one must always get a title report, a payoff amount, and a reinstatement amount.

We use Goodmans for a lot of our stuff because we can buy it direct; I can't speak to the mini split market. 

@William Goodman I would personally have gotten the purchase and sale agreement signed ASAP if the seller is willing.
