I will give you an example of exactly what Natalie was saying. i own 3 student rentals, in a college town of course, the college added housing, student enrollment went down.

You may not make it there depending upon your purchase price etc.All of the expenses are listed out on the partnership return and then the profit/loss is allocated based upon ownership percentage or any other agreement.You definitely need someone qualified, does not have to be a CPA, could be an Enrolled Agent or an attorney.

@Eric Schrader  As both a real estate investor and an enrolled agent I concur with the advice provided by @Ted LanzaroNot having an Enrolled Agent or CPA on your team to help with these questions early on in the process is a fatal flaw from my experience.
