It's not as cut and dried as some people think. ;-)As @Chris Seveney: says, "keep the house and restructure the debt" I've done that for people too.

Easement by necessity is state to state each has their own rules and its not cut and dry as I have found out over the years.. but I will let Peter answer  he is the expert.

You will exponentially increase your dry powder.

Also they need to dry that area if it keeps growing mold. 

Some people get lucky and enter the game when everything is easy to sell, but the market eventually dries up.

Their content is much less dry, they do a better job of explaining the purpose behind rules and regulations, which I think is very important.   

Respectfully, it isn't always that cut and dry.

I now also am willing to spend more on a room.Lastly, remember as a general rule in macro/micro economics is during a recession the younger generation wealth dries up quick and the older knows how to make it stretch and they have larger wealth to spend.
