Deed holder is almost always named because its the easiest party to find...deed's are recorded and public.It also sounds like the Wyoming LLC is the deed holder and the transactional costs associated with re-titling the real estate is likely going to be more expensive than continuing to maintain the Wyoming LLC.

@Toby FellowsYou are correct, you need to ‘hang’ your license under a broker in order to practice real estate, and most brokerages require you to become a member of the National Association of Realtors as well.While you are preparing and taking your courses, contact several brokers and interview them to find out who might be a good fit.

I saw someone post in a group who I think is a schmuck brag about hitting a specific figure for their training and I just shook my head - like wow - this person is a great sales person and just steals the same lines from the business book about working hard and throwing out some slick slogans - but man oh man - when real estate gets hard people move to being a guru - just look at FB ads right now - many are not funds anymore but how to raise money, how to do X.

It's not a get rich quick scheme, it's a lot of active work and I would have 5 yrs in my head at a minimum before you truly become established and stabilized.

While it is not normal and should be counted in your head against the PM as a mistake for turning on utilities when the tenant hadn't already shut them off, there could be an argument made that doing this was preventative and in the best interest of the property.
