So far this week I've been offered 3 houses and 1 trailer park, and closed on 1 yesterday obviously.

Generally,  unless there are additional restrictions set locally, Mary  may move in to that commercially zoned area since her residential use is higher than set by zoning.Now, if Mary starts a trailer manufacturing operation, building utility trailers, she will most likely be out of compliance  with the commercial zoning, since manufacturing is "industrial" use which is the lowest use category (light and heavy industrial and those are broken down to specific operations as well).

In this case we plan to close within 25 days  with a 10 day inspection period and I having them deposit $2,000 EMD within 24 hours.This deal got put together so quickly I did not have time to go through it with Michael and his teamOut of this deal, I am helping the owner buy a trailer with land with the net proceeds from the sale.  

I'm looking at a mobile trailer in a 55+ community.

I go to estate auctions with my truck, cargo trailer and equipment dolly. 

Another option is to buy things locally & drive there with a trailer. 

It involves sleeping in a vehicle or trailer so they are legally not "living" there. 

They could also live in a large trailer or shipping container on the property if zoning allows it. 

They are interested in buying the trailer on payments. 

Well, I bought a small trailer park and it is keeping me pretty busy so I haven't been doing much else
