I would look at joining the trades(electrician, pipe fitter) especially if you could get on the traveling circuit working at nuclear plants.

Really sad thing was this "Bayonne Box" was planted where there had been peach trees, fig trees, grape vines, and a huge cherry tree, all scraped with the single family house so 2 incredibly cheaply made Boxes could be built.

@Michael Plante and @Dan Heuschele , in regards to the rent question, the reason I was never able to raise it a significant amount is the rent prices actually did not increase hardly any in that neighborhood during that time.
