Obviously it varies depending on the property - but I’ve read that it’s best to stay under 550k for a 2/2 with a view - otherwise margins get pretty slim.

@Trevor BakerI happened to jump on BP and saw this post, so I looked up the property and here is the update:It was listed for $449k on 9/28/2017, closed for $461k on 10/27/2017 and was rehabbed and is now back on MLS, pending, with a list price of $585k, after 16 DOMSeems like pretty slim margins, for too much risk  IMO

I try to be optimistic when I calculate return on investment, and even if I go against NACA's rules that you have to live in the building (in other words I would rent out all three units) I am having trouble getting the numbers to be positive or even break even every month.For a NACA mortgage to work, you have to have an incredible confluence of low purchase price, minimal repairs, high rents, and a willing seller...in other words, we have a slim chance in California...the good deals get bought up in cash within days of hitting the mls.Don't get depressed, and keep looking though...where else can you buy property with no money down?

The margins are slim but still positive, but the reason I purchased the house is due to property values rising a significant amount in two years (dam issue on lake, currently extremely low, coming back up in 2022 after repairs).
