'Jack' Reed, and his rate-a-guru list, I believe his intentions are sincere, however he has some pretty quirky ideas and some erroneous conclusions.

(they were excited- I had told them I'll contact them after the weekend and I was sincere...but they were leaving town the next day).

Agree with others that you are taking on more risk since rent will come from one rather than two parties, but you should also have less hassles since you won't have two parties in close proximity. 

That might not happen for a couple years though, as they have to appeal the taxes for them to go up.As far as rents you might be able to get those up a tad bit since rents have been going up a pretty decent amount in the general east end area.

Is this the market to possibly be paying a point to get a lower rate on investments since rates are going up?
