If you were put in a cash offer with the intention of using say a hard money lender then you will be exposed if the lender rejects the deal but usually there or no finance contingencies in an all-cash offer as opposed to an offer that state that you will be getting finance.

For investment property that has conventional financing, usually you need a year of "seasoning" sometimes 6 months but I would say a year in most cases.

I had a section 8 tenant in the early 80s  that was a nightmare but your mileage may vary.I'd say as long as your Sec 8 tenant is paying market rents and  is not a complaining nuisance and keeps the property in good condition then thank your lucky stars.

But, you have to remember, that if something goes wrong, let's say a large slip and fall, or your tenant's vicious dog maims a child (no negligence on your behalf there; that's usually strict liability), or your electrician screwed up and you shock someone to death, there's probably going to be a lawsuit whether you have an entity or not.
