-Population Growth- Ranked in the top 25 fastest growing cities in GA-Low Crime-Good School System-Median Household Income- 65k-Close to Major Highway-Strip malls going up in close proximity-Not a high # of rentals advertised on Zillow comparative to surrounding areasHow much should I be concerned with low rental % when several other factors look great?

I worked for the number 2 ranked property management in Texas and decided to venture out on my own.

Raleigh North Carolina just got ranked #1 as a tech hub in the United States after Silicon Valley.

We can make an educated guess at it but maybe the market ranks in six months.

Moorestown is predominantly a single family, owner's market (Affluent Township- Early 2000's it was ranked the best place to live in America).

I grew up in the Harker Heights/Killeen area and my parents still live there and I think that Killeen and Harker Heights are going to be the main hubs for appealing to the military crowd; they can be consistent long-term renters depending on their deployments, rank, etc..

I ended up ranking them in the top five,  in a three-way tie for number two. 

Wilsonville schools have been ranked very high.Just food for thought...I am no pro but am looking into rentals in the local area myself but have no rentals at this point.
