I too am a bit underwhelmed with the Bigger Pocket presence in Delaware. 

I plan to leverage this acquisition's resources and talent to build a real estate investment empire with an international presence, starting with Atlanta first, since they've more recently been based out of Atlanta.

Out of state investors like them more since they have little knowledge of the market these homes are in, and they have no presence in that market (i.e. powerteam, like rehabber, PM, etc...).  

Tech heavy presence in SF will go down as people switch to working remotely and leave .

So for this reason just think about doing some local research online, and start building that online presence that will take a while but at the end of the day you will some form of results. 

None of these posts have mentioned the fact that there are multiple issues involved: what are your rights as a bonafide purchaser for value, did you have constructive notice of the fraud or defective title because of the presence of the previous owners in the property, what effect does a potential fraud have on the title, and many other questions involved in this situation.Talk to an attorney in your area who has handled these kinds of situations before; there are many contract, fraud, and real estate litigation issues here.  

If its a university town with business presence (for internships etc) consider the 6 mo leases then post it to facebook groups, or partner with businesses posting internships to get summer tenants.  

And in most cases, its presence will stop things escalating.But why should collecting rent escalate?

Having the buyer interview the tenants prior to closing without your presence may be construed as a violation of private enjoyment.

I personally will be more accommodating for their presence on a non-emergency repair but not to the point that I'm losing weekends and rearranging my personal schedule all the time for them.
