BPO is similar to an appraisal but not as intricate but way more detailed than a CMA market analysis.Banks use them for getting a value range of a portfolio of loans they are buying, mortgage insurance premium request drops, pre-foreclosure properties, REO's, short sales, regular owners etc.It's a way to get more detail than a CMA but not dropping appraisal type money.

I understand there is a family dynamic here, but you could offer it delicately like, "I'm not expecting you to accept this, but this is the most I am comfortable paying in order to make the numbers work".

It would also be enough to flip properties one at a time in cash (i.e. conservatively) if we decided to go that route.Option B:Part of the family dynamic is the second brother, who would like to keep, has mentioned that he can't afford to buy another rental if we all decide to cash out.

There's also a dynamic there now of a lot of the hedge funds who bought up the city a few years ago now selling back their inventory.

It sounds like you might have been in Point Loma when you stopped over to Japan, what I love about San Diego is that its a dynamic city with each suburb having its own unique charm, vibe and beauty to it.

To become in the top 20% of listings in any area, it takes 3 things: Professional photos, a listing optimized for the platform that you are on (page rank), and dynamic pricing (to adjust for occupancy rates). 

As a new investor I want to get the dynamics of researching, analyzing and then closing the deal. 

Maybe not the best economically but certainly easier for family dynamics in my house.John Corey
