My inital thought is it would be fastest to to just resubmit against the original plans as most of the rewiew has been approved, but it was a red flag to me and when directly asked whether the application was expedited he refused to answer and insists that new application will have the self-cert, but the building person to say its not even possible.- shouldn't he know all of this?

I no longer work with clients who insist on using the as the lender because about half the time they dont get to closing. 

He insisted an operating agreement online would not hold up and would not provide me the full legal protection of an LLC (quite generic).

Now a year later as the properties are not close to closing through NO FAULT OF MY OWN, they are insisting that the only way i can receive a refund of my $1680 deposit (x2) to them to buy something else from them.

Most people want to move from single residential to multiple to commercial - seems like the property you want is already there.Finally, if the property has been on the market for more than a week, insist on making the sale conditional upon inspection.

That would be something that I would insist they follow through on if I were using them.

@Lindsey Clark interesting how many posters to this thread showed their true colors with their recommendations to break a contract they just didn't like.How many of these same posters do you think would be insisting a tenant or contractor follow a contract that they benifetted from?

Because the Insurance policy could not specify the that the rebuild would be modular, the company insisted on insuring to the higher value.

Insisting on minimum returns ensures adequate compensation for my money and time as fix and flip is not passive by any means.As a finance guy what I prefer even more is IRR.

However, exceptions may arise, with some landlords insisting on individual names, particularly for newly formed LLCs.
